Strutt & Parker will be holding another national open house day next week following the success of its spring event.

Offers achieved in the past event totalled over £42m, with nearly 30 properties going under offer as a result of the day.

The initiative started in Kent in 2009 and has since been rolled out across the country.

The event works on the premise of allowing people to visit as many properties as they like all in one day.

Participating properties are open to view between 11am and 4pm and buyers who are registered can just turn up as and when they wish to look round with no pressure.

The last event in March attracted over 2,055 viewings, with 52 offers submitted.

There were 580 properties available for people to view on the day. One particular house had an astonishing 29 viewings.

These kinds of figures are considerably higher than one would expect to achieve in more than a whole month on the normal open market.

Edward Church, of the Canterbury office, says: "Year on year we build on the success of this event. Although some buyers and sellers are often sceptical they end up being delighted with the results the day continues to produce."

For sellers, the idea of having just to prepare your house for one bumper day of viewings is more appealing than having to keep it shipshape over a number of weeks as potential buyers come in.

What is even more of an incentive is the fact that in previous events it has been proven that buyers tend to look at properties that they previously had not considered - and a number have then gone on to make offers on those homes.

Buyers like the informal atmosphere and the flexibility of being able to see more than one house in one day.

It is far more convenient and relieves the stress factor that is often associated with house buying.

Edward adds: "It is a really good incentive to put your house on the market and to get ahead of the pack in difficult market conditions.

"This will put your property in the best possible position with the most chance of the largest numbers of people coming through the door.

"October is an ideal time to enter into the market after the slow summer period so people will be looking seriously, and this type of initiative makes what can often be a daunting process a whole lot easier."
