Plan for 1,000 new homes on Court Lodge development near Ashford

Developers have formally submitted plans to build 1,000 new homes on the edge of a town.

Hallam Land Management has lodged an outline application to build the properties as well as a two-form entry primary school and retail space on a greenfield site included in Ashford Borough Council’s (ABC) Local Plan.

Described by bosses as a 'sustainable development', the new estate - dubbed Court Lodge - will be built on land south of Pound Lane in Kingsnorth if planning is approved.

One resident, who lives close to the proposed scheme, has raised concerns about whether infrastructure can cope with the development, which includes a mix of two and five-bedroom houses.

Amanda Tritton, of Steeds Lane said: “Yet again another plan to concrete over the Garden of England.

“Is the Kingsnorth Medical Practice, which is already bursting at the seams due to recent developments, supposed to take all the extra patients?

“Has anyone thought of the amount of traffic that this number of houses would cause on the surrounding roads?

“This is currently a greenfield area with the usual amount of wildlife and birds.

“Where are they supposed to go if the area is developed to such a great extent?”

A new square dubbed 'Court Lodge Square' will be positioned in the centre of the site, housing a small supermarket, new eateries, shopping facilities, office space and 50 apartments.

A community hub with meeting rooms, a site management office and a visitor centre would also be situated in the square.

Developers say the creation of a country park branded 'Discovery Park' will "increase biodiversity value and extend wildlife corridors", while creating a recreational space for visitors.

A sculptural feature, open water and wetland, a viewing tower for bird watching, play area and cycle routes is planned for the site.

If plans are approved, a new healthcare facility would be built within the development, but it has not yet been confirmed if this would be a small GP practice, dentist or pharmacy.

London-based Hallam plans to erect new access routes around the site, including onto Pound Lane, Long Length, Magpie Hall Road.

New pedestrian and cycle routes will also be included in the development.

Developers - who say they will provide 30% affordable housing - also plan to construct a roundabout and road near the Long Length junction, along with upgrades to existing roads to help cope with the additional traffic.

A new road running behind the Kingsnorth Medical Practice, from the Tesco Extra Park Farm roundabout to Pound Lane, is also included in ABC’s Local Plan.
