Fire crews were called to a quiet cul-de-sac in Kennington early this morning.
An engine was sent to Briar Close at 4.50am because of a smoking property caused by a faulty central heating pump.
The pump had overheated and caused the unit to start smoking.
Fire alarms installed and working which meant the occupants could call the fire service.
An Ashford fire station spokesman said: "Everyone was fine and it didn't turn into a fire.
