A 16-year-old boy banged on his neighbour's door to warn them a fire had broken out in their garage after spotting the blaze while playing his PlayStation in the early hours of the morning.
The teenager was on the games console just before 4.25am when he heard banging and saw flames coming from a property nearby in Myrtle Green, Ashford.
He rushed across to wake his neighbours, ensuring the couple and their two children escaped safely.
Three fire engines were called to the scene, where crews wearing breathing apparatus battled the flames for more than two hours.
The garage blaze is thought to have started accidentally in either a fridge freezer or a tumble dryer.
Crews are expected to return to the family home later today.
While at the scene, they also spoke to neighbours about the importance of having working smoke alarms in their homes and ensuring there is enough space around tumble dryers to allow them to draw in cold air.
