The owner of a town centre fish and chip shop which only opened two years ago is selling up.
TK's Fish and Chips in Bank Street, Ashford, has been put on the market as owner Tracy King says the industry is not for her.
The site opened underneath Trafalgar House at the junction with Elwick Road in December 2020.
The property is now on Rightmove for £65,000 and the advert says it has proved popular, despite the pandemic, after adapting to offer online ordering which can be collected or delivered, as well as incorporating a 'unique serving hatch'.
Ms King said: "The shop had started to really do well with some loyal customers before it all started to get a little crazy.
"I made the decision to put it on the market and subsequently close as I feel the takeaway trade is not for me as a single parent, and I am now going in a different direction.
"I think this could be an opportunity for someone keen to run their own chippy.
"It is a unique industry, with a lot of history and the shop itself is well put together in a location that will only become more utilised as the town centre regeneration continues."
TK's has received a four out of five star rating on Tripadvisor and is number 76 out of 109 for restaurants in Ashford.
The chippy opened to fill a unit which had been empty for a number of years, opening at the same time as neighbouring Fireaway Pizza - a pizza delivery shop.
TK's in Ashford was the second of its kind to open in Kent, with the other shop being in Lydd high street.
Ms Kings sold the shop on Romney Marsh in August this year and it is now under new management under the H Fish and Chips name.
Meanwhile, Naydo chicken shop has just opened in Bank Street, two units down from TK's.
The chicken takeaway has recently introduced an online ordering system which offers delivery and collection.
The menu includes chicken, pizza, burgers, wraps and desserts.
