The first images of a 1,000-home development which could be built on the outskirts of Ashford have been revealed.
Developers hope to erect a two-form entry primary school and shops alongside the homes on land south of Pound Lane in Kingsnorth.
Scores of residents attended a public consultation to find out more about the proposal - which has been dubbed Court Lodge - last week.
The plans, put together by Hallam Land Management, also include open space, a nature reserve, and children’s play space.
The development is due to be made up of 950 houses and 50 apartments.
Bosses are looking to submit an outline planning application before Christmas, but residents have already criticised the scheme.
Karen Mackie, who lives in the Chartfields Estate, voiced concerns about the floodplain.
She said: “I was told by the council 16 years ago that the land will never be built on because it is a floodplain.
“People who are living in the area now are not going to get anything from this development.”
London-based Hallam says it intends to build around the floodplain.
It said: “The site contains a large area of existing floodplain, associated with the Whitewater Dyke, which flows south to north through the site.
“Our proposed development has been planned to keep new housing, the proposed school and local centre out of the floodplain.”
At the public consultation at the Homelands Stadium in Kingsnorth last week, finer details of the development were revealed to residents.
The centrepiece of the project - dubbed Court Lodge Square - features a local centre, shops, a small convenience store, office space, 50 apartments and new healthcare provision such as a GP surgery, dentist and pharmacy.
A new community hub with meeting rooms, a site management office and notice boards are also in the proposal.
An outdoor space - branded Discovery Park - could also be built on the site.
It would include sculptural features, open water and wetland, a viewing tower for bird watching, play area, boardwalks with educational boards and pedestrian and cycle trails.
The Court Lodge site has been earmarked for development in Ashford Borough Council’s Local Plan.
The plan is a blueprint mapping where 13,521 homes will be built across the district up to 2030, in accordance with government guidelines.
Developers are planning to construct a roundabout and road near the Long Length junction, along with upgrades to existing roads to help cope with the additional traffic.
A new road running behind the Kingsnorth Medical Practice, from the Tesco roundabout to Pound Lane is also included in the council's Local Plan.
