A family-run garden centre has been put on the market for £5 million.
Hawley Garden Centre, in Sutton-at-Hone, Dartford, is being sold as a going concern.
The 7.6-acre site has nine independent concessions including a home office supplier, farm shop, dog grooming business, a car wash and Maidenhead Aquatics.
There are also a range of products sold including giftware, Christmas ranges, furniture, barbecues, compost, chemicals and bird feed.
The current owners took over the Hawley Road garden centre in 1981 and developed the site from a basic plant nursery into what it is now.
Sales reports for 2021 show plants to be the highest turnover department.
The cafe is not operated by the owners and is on a short lease to an independent operator.
The centre is operated by 26 members of staff, and the ongoing annual staff bill is anticipated to be about £400,000 for 22 people.
Staff will transfer with the business.
Owners got planning permission in 2018 for a single storey extension to the centre including extensions to the cafe and kitchen, outdoor seating and a children's play area.
There is a triangular section of land to the southwest of the site that is currently undeveloped – however there is potential for further development.
The land is not in a flood zone or Area of Outstanding Natural Beauty (AONB) but is in the greenbelt. The owners also have planning permission for a glass house on this land.
There is a four bedroom detached house on the site with a gross internal area of 3,514 sq ft.
It has enclosed private gardens and a detached triple garage with a large separate storage area.
It also has three reception rooms, a large kitchen, dining room, utility room and conservatory.
On the first floor there are four bedrooms and a family bathroom and the master bedroom has an ensuite bathroom.
An independent local estate agent has given an annual rental estimate of £30,000 per annum.
In its most recent recording year ending August 31, 2022 the centre had an adjusted net profit of £517,477.
