‘Traffic chaos’ fears over plans for 44 homes on on former Crushintons Ltd site in Deal

Plans to build 44 homes on an abandoned concrete-crushing site will spark "traffic chaos" in the area, opponents say.

Developer Kentish Projects wants to erect 38 houses and six apartments on the former Crushintons Ltd plot at Sandfield Farm in Deal.

But the scheme has attracted 20 objections on Dover District Council's (DDC) planning portal - with many raising concerns over the impact on the road network.

Kentish Projects says it wants to create “high-quality accommodation” on the land, which has sat unused since Crushintons - an aggregate supplier - shut down at the beginning of the year.

It wants to flatten all buildings on the site in Northwall Road to make space for the project, including workshops and temporary offices.

But those living nearby fear the plans will lead to congestion in the area.

John Leslie said: “Northwall Road is effectively one lane.

“Adding at least 44 cars into the mix will make the road impassable for much of the day. It will be chaos as things stand.”

Karen Pitcher shares similar views, commenting: “The parking along the road is full compared to more than 10 years ago before other estates were built.

“To build at the end of that road will cause more traffic flow. At school times that road is ‘stop-start’ constantly with traffic.

“This will cause chaos adding more houses and having construction vehicles up and down the road.”

If approved, there will be eight four-beds, 23 three-beds, nine two-beds and four one-beds.

In reference to parking, the developers said: “Given the use of the site was commercial, which included the movement of large or heavy vehicles to and from the site daily, it is asserted this proposal will provide betterment to the vehicle movements.

“Additionally, it would not constitute a significant or severe material impact on the local highway network or highway safety.

“There will be a total of 77 parking spaces, including 10.5 visitor parking spaces.

"The internal layout includes sufficient space to provide two large turning heads which are appropriate for use by refuse and emergency vehicles."

DDC is expected to decide on the plans by November 30.
