A former children’s nursery which also housed a pub for more than a century is going under the hammer.
The ex- Bouverie Arms in Folkestone has a freehold guide price of £325,000-plus and will go on sale online through Clive Emson next month.
The property, at the corner of Cheriton Road and Millfield, was a licensed premises from 1855 until 1997.
Local newspapers have reported dramatic moments in the pub’s history over the decades.
In 1965, a labourer was prosecuted for smashing a 6ft by 2ft 6in window. He said those inside the pub had discriminated against him for being Irish.
In 1975, two men were injured and taken to hospital after a knife was used in a fight.
The Bouverie Arms became a nursery from 1999. It was the School House in the late 2000s and later Precious Times. That shut down in 2018 after the owner's retirement.
The premises is now listed as having a commercial element on the ground floor and a four-bedroom maisonette above and all of it could be converted with planning permission.
Auctioneer Kevin Gilbert said: “The premises are within walking distance of the town centre and are sizeable.
“The maisonette has two entrances and the whole building is now vacant. A buyer might wish to convert the lower parts to residential units but the consents must be obtainable.
“There might of course be a variety of commercial uses for the ground floor.”
Last summer, the building was put on the market for £410,000 with estate agents Miles and Barr.
But it will now go to auction along with 135 other lots.
Another is a one-bedroom garden flat and nine letting rooms in the same building at Westbourne Gardens in Folkestone.
The block is currently let at £20,280 per annum with five vacant letting rooms and the freehold guide price is £450,000 to £500,000.
Meanwhile a one-bedroom garden flat is on offer at the town’s Millfield with a freehold guide price of £85,000 to £90,000.
