Fire gripped a garage, tearing into the roof and nearly reaching two cars and a gas cylinder.
The blaze broke out at Marsh Motors in Tile Kiln Lane, Folkestone, at 8 o'clock last night.
Crews pulled away a propane gas cylinder before the flames could reach it and stopped the fire spreading to two cars kept there overnight.
Folkestone firefighter Jamie Box said: “It was quite an involved fire as it had reached the ceiling and got into the roof.
“We were there for three hours but we were able to save the building from further damage.
The blaze mainly struck an office and work area and led to 30% fire damage to the premises.
The rest of the building was damaged by smoke along with the cars.
Two pumps from Folkestone were called out to the incident. The cause of the fire is not yet known.
