Leas Pavilion penthouse in Folkestone near Iceland car park will cost £3 million

A “luxury” sea view flat situated next to an Iceland car park has gone on the market for almost £3 million - even before having been built.

The three-bedroom penthouse will form part of the controversial Leas Pavilion development in Folkestone next summer.

KentOnline previously reported how a modern overhaul of the Grade II-listed former Victoria theatre would result in 91 new apartments priced around £935,000.

The penthouse had been expected to command a fee above £2 million - but its value has now been confirmed by developers at a staggering £2,995,000.

The price tag, which is for a freehold share of the property, would take monthly mortgage payments of £17,302 over 25 years.

Today, residents have taken aim at the huge price-tag and location of the development.

But London-based estate agents Cadogans Property yesterday billed the 1,787 sq ft as “exceptional luxury standard”.

It said the flat would offer “breathtaking panoramic sea views from its balcony” across the English Channel.

Developers are currently gutting the historic seafront nightspot, which was originally an Edwardian tearoom.

And yesterday fresh CGI artist impressions revealed how the architect’s vision of the site is unfolding.

A thread started by Jill Twewart on Facebook’s Folkestone Residents Group page yesterday has already attracted 127 comments.

Ellise Paris wrote: “£3 million to live next to Iceland car park… lol.”

Caroline Hallett said developers Gustavia are “having a laugh,” with another user adding: “(They are) not for locals then.”

But Jason Moves quipped: “(It’s) close to Wetherspoons - that’s a winner in my book.”

The project has long been a bone of contention among campaigners, with Joanna Lumley famously wading into the fray.

But Gustavia got the proposals over the line after selling its concept as the best hope for preserving the terracotta brick former nightclub.

Catogans said: “This newly constructed development comprises 91 apartments all finished to the most exceptional luxury standard with phenomenal sea views of the coast.

“The Grade II-listed building has been restored from its historic glory to an even more glamorous residency, ensuring every need for its residents are met with the superbly included concierge, gym and reception lounge.

“This unit is 9.2 the Penthouse and is part of the Leas Pavilion Bronze finish. This apartment has breath-taking panoramic sea views from its balcony.”

They said the apartment will include a fitted wardrobe, “engineered timber flooring,” and LED lighting.

The bathroom will include a heated floor and ceramic tile surround bathtub, while the property will house a “modern smart home system” with the thermostat operated via remote control, the firm added in its Rightmove advert.
