Plans for lettable workspaces at Northfleet Embankment East site as part of Ebbsfleet Garden City regeneration scheme

Lettable workspaces and business facilities have been promised as part of plans to regenerate an industrial complex on the fringes of Kent’s garden city.

The Northfleet Embankment East site on Rosherville Way, near Gravesend, has been earmarked for urban regeneration under proposals put forward by the Ebbsfleet Development Corporation (EDC).

The planning authority, which was set up in 2015 to speed up the delivery of up to 15,000 homes and amenities at Ebbsfleet, says the plans provide for “much needed commercial space”.

A full outline planning application provides for 3,500sqm of employment floorspace and includes flexible, lettable workspaces and facilities designed for businesses to flourish.

There will also be “breakout spaces” factored in for workers to enjoy downtime.

The site sits alongside the banks of the River Thames, sandwiched between Berkeley Homes Modular Factory, the LIDL distribution centre, and the Keepmoat Cable Wharf neighborhood which includes 600 new homes, promenade gardens and plans for a school’s expansion.

Gravesham council has included it within its “core strategy opportunity area” – areas that have been identified with the potential for large scale investment and development.

Jen Hunt, director of development at Ebbsfleet Development Corporation, said: “This submission is a significant step towards further regeneration of the Northfleet riverside, providing vital facilities for the local community.

“The transformation of this site is a particularly exciting project, as it is a major step by Ebbsfleet Development Corporation to grow the commercial offering in Northfleet.

“The multi-functional area will benefit both local businesses and the wider community, with access to amenities and open space included within the proposal.”
