A 66-bedroom care home site has changed hands following a £2.88 million deal – which includes the lease for the site of a neighbouring supermarket.
The St Andrews Park site in Halling – four miles south of Rochester - has been acquired by LNT Care Developments from Aspire.
The deal includes the lease of a new 3,830sq ft Tesco store currently under construction within the two-acre site.
Work to build the care home has yet to begin, but planning permission has been secured for a three-storey complex.
LNT, which specialises in building care homes, says it expects works on site to begin this quarter before being handed over to its operating partner to open by early 2025.
Keeley Sharp, strategic land director from LNT, said: “Our care home in Halling will become an integral element of the St Andrew’s Lake development by providing 66-residential care beds along with a range of luxury well-being facilities for the elderly population.”
Michael Lucas from Aspire added: “Our team has once again demonstrated their ability to efficiently secure planning to deliver care spaces and multi-use assets. It has taken less than nine months from initially assessing this site to achieving consent and starting development.
“Having taken this project through the planning process, it’s great to hand over the care site to a developer who we know is as committed as we are to providing care spaces which are fit for purpose. We have a number of projects currently in our pipeline and are looking to secure further land opportunities in 2024 and beyond.”
The deal was brokered by real estate firm Colliers.
