From enjoying private access to secluded beaches, to feasting on fine dining on your doorstep, Kent's priciest streets have a lot to offer.

Yet to stand a chance of living on any of them, you'll need to stump up a seven-figure sum.

If that's a bit out of your price range, you can at least scroll down and dream about what you might do if your lottery numbers ever did come in...

Dartford

Farningham Hill Road, Farningham, Dartford DA4. Average value*: £2,347,482

It may be just a stone's throw from the M20, but Farningham Hill Road is the priciest street in the Dartford borough, according to Zoopla.

The tree-lined private road, with an electric gated entrance, is on the outskirts of Farningham village and includes a number of properties demanding seven-figure sums.

Hill Cottage is currently up for sale at £1.2m.

Constructed in the 1920s, it was once the coach house for the estate known as Farningham Hill House.

It was converted into a new family home in 2007 and now boasts five bedrooms over two floors.

Access to the property is via secure remotely-controlled gates with a video entry phone system.

Sevenoaks

Phillippines Shaw, Ide Hill, Sevenoaks TN14. Average value: £4,284,814

Phillippines Shaw is a gated community in Ide Hill, Sevenoaks, lined with luxurious homes.

The original estate was built by renowned portrait painter Joshua Wilson Faulkner in 1834.

In 2006, permission was granted for it to be redeveloped, with a number of older buildings removed to make way for the construction of eight detached dwellings.

According to Zoopla, the homes inside now have an average value of £4.15 million - the highest in the county.

Its wrought-iron gates mean it's not exactly the sort of street you can just take a stroll down.

But last month the owners of a huge detached home inside the countryside estate put their house on the market for £2.95 million, offering a sneak peek at life within the gated complex.

Ashford

The Grove, Pluckley, Ashford TN27. Average value: £3,607,682

When you alight at Pluckley Station, you'll see a row of impressive houses tucked away behind some trees.

The properties you can glimpse are part of The Grove, the most expensive street in the Ashford borough.

The close proximity to the station is likely part of the attraction for buyers willing to fork out £3,607,682 on average for one of the houses.

There's even a well-trodden path through the trees between the street and the station.

Another bonus is having the Dering Arms gourmet restaurant right on your doorstep.

Based in a former hunting lodge, the eatery offers award-winning seafood and has a TripAdvisor Travellers' Choice award.

Thanet

Thanet Place Gardens, Broadstairs CT10. Average value: £1,842,007

Every summer - even during a pandemic - thousands of people flock to the beautiful beaches in Broadstairs.

But the lucky homeowners of Thanet Place Gardens, the district's priciest street, can enjoy "private beach access".

Located off Stone Road, the tree-lined avenue leads residents up to luxury modern homes with private gated drives.

A five-bedroom home in Thanet Place Gardens sold in 2016 for £1.4m.

The area is clearly sought-after as Zoopla estimates that properties would now be worth about £2m.

Tunbridge Wells

Calverley Park, Tunbridge Wells TN1. Average value: £2,419,392

Calverley Park in Tunbridge Wells was one of the first residential parks established in England in the early 19th Century.

Its sizeable villas are arranged in an arc overlooking the "pleasure grounds" which were purchased by the council in 1920.

Over the past 12 months, the average value of the properties has increased by more than £135,000.

Medway

Boley Hill, Rochester ME1. Average price £1,514,813

How many people can say their house is on the same street as a castle and a cathedral?

Well, if you're living on Boley Hill in Rochester you can boast away.

Among the property sales pushing average prices up was that of Boley Hill House in 2019.

The grand family mansion sold for £1.5m after being on the market for four years.

Another big sale was that of a five-bed detached house in 2010 for almost £1.5m. Twelve years earlier it had been snapped up for just £320,000.

Gravesham

Luddesdown Road, Luddesdown, Gravesend DA13. Average value: £2,440,706

The picturesque hamlet of Luddesdown, located about seven miles from Gravesend town centre, is popular with ramblers, cyclists and horse riders alike.

It is described as having an "intricate network of public footpaths and bridleways that weave their way through secluded hills and valleys, woods and open fields".

At its heart is Luddesdown Court, one of the oldest continuously inhabited buildings in England, dating back to the early 12th Century.

Canterbury

Willow Road, Seasalter, Whitstable. Average value: £1,147,574

Located off Wraik Hill on the outskirts of Whitstable, the homes of Willow Road are situated within a "peaceful and secluded woodland garden setting".

The private road is less than two miles from the trendy town, while Canterbury is only five miles away.

According to Zoopla, property prices in Willow Road have increased by £32,000 over the past 12 months.

Dover

Hawkshill Camp Road, Walmer, Deal CT14. Average value: £1,405,668

This private lane is located near Walmer Castle and the Walmer Aerodrome War Memorial.

One estate agent described it as "the ultimate in peace and rural tranquility".

The lane runs alongside the green fields of Hawkshill Down and boasts fine views across the Channel.

Another estate agent said it is "distinguished by an array of impressive detached houses in a discreet rural setting".

Historically, Hawkshill Camp played a strategic role in the Second World War, with a radar station sited at Hawkshill Down.

Swale

Scooks Hill, Ospringe, Faversham ME13. Average value: £1,693,002

This quiet country road near Faversham is the priciest street in the borough of Swale.

A three-bed detached home along the lane was bought for £700,000 in 2015 - almost four times the value it sold for 20 years earlier.

The street is about four miles from Faversham town centre.

Folkestone and Hythe

Sandling Road, Sandling, Hythe CT21. Average price: £1,290,227

Railway station? Check. Country park? Check. Outstanding primary school? Check.

Sandling Road certainly has all the ingredients to make it the most expensive street in the district.

The area also benefits from easy access onto the M20.

In the other direction lies the beautiful village of Saltwood, where the Hide and Fox restaurant was recently awarded three AA Rosettes.

It's clear to see why living here is such a tasty prospect.

Maidstone

Loddington Lane, Linton, Maidstone ME17. Average value: £1,974,116

About four-and-a-half miles from Maidstone town centre, Loddington Lane in Linton is the borough's priciest street.

The road is situated close to the Grade-I listed Linton Park, an imposing 18th Century country house.

The average price of a property in Loddington Lane has risen by about £73,000 over the past 12 months, according to Zoopla.

Tonbridge and Malling

Nunnery Lane, Penshurst, Tonbridge TN11. Average value: £2,315,240

The historic village of Penshurst is famous for its 14th Century stately home, Penshurst Place, which was once owned by Henry VIII.

It is also home to one of England's oldest cricket pitches - and, more recently, the priciest street in Tonbridge and Malling.

The average value of a home in Nunnery Lane has increased by more than £100,000 over the past 12 months, according to Zoopla.
