If you want to live by the seaside you can be 'shore' of getting a bargain buy in Margate.
A survey by property website Globrix has named the resort the second most affordable seaside town in the UK, with property prices averaging at 41% (£165,051) cheaper than the south east average (£277,907).
Ramsgate is the third most affordable, while Folkestone ranks sixth in the top ten lowest asking prices relative to the regional average, with properties selling for less than £185,000.
Property analyst Samantha Baden said: "The seaside towns in Kent are a very good place for people looking to invest in seaside property to start and they are great value compared to the rest of the market."
But Globrix also discovered homeowners are happy to fork out 81% more for coastal hotspots compared to other properties in the area.
The Blue Flag beach of Aldeburgh, Suffolk, tops the list of towns with greatest premiums compared to other regional properties.
An average house there will set you back £388,340 - £174,177 more expensive than the East Anglia average.
Ms Baden explained that investment in Kent was starting to pay off, with the county's seaside towns offering more than just donkey rides and rounds of crazy golf.
She said: "In Margate you've had the recent opening of the Turner Contemporary and there's also the high speed train link to St Pancras. These new pieces of infrastructure are trickling down to prices."
