The Hilton hotel in Maidstone is up for sale.
Knight Frank is marketing the giant Bearsted Road business with offers sought in excess of £12.5 million.
Set on 6.2 acres of land and 10 minutes from the town centre, the 146-bed Hilton has eight meeting rooms, a bar, restaurant, health club, swimming pool and 200 parking spaces, and last year turned over £5.4 million.
The Hilton, which is regularly used as a wedding venue, is on Junction 7 of the M20 and backs on to Eclipse Park, which is home to a Next and giant M&S. It is also close to Maidstone Studios as well as private KIMS hospital.
Henry Jackson, head of hotel agency at Knight Frank, which is marketing the property, said: "There is an exciting opportunity next year to reposition and rebrand the property upon the expiry of the lease with Hilton. A number of brands have expressed an interest in the branding opportunity upon the expiry of the occupational lease, currently in place to Hilton Group which is set to expire on 31 December 2021."
The company explains a new buyer could rebrand the site as a Hilton Doubletree or take it on free of branding as Hilton Group's lease is set to end at the end of 2021.
The land was leased for 999 years in 2001, meaning 980 remain.
When asked what the immediate plans were for the running of the Hilton a spokesman said "operations won't be impacted" by the sale.
