Clive Emson auction: Faversham’s Moore Wood to go under the hammer, plus former doctors' surgery in Sittingbourne and Warden Manor in Eastchurch

A 9.5-acre woodland is set to go under the hammer at the end of the month.

Moore Wood in Faversham is set to be auctioned along with a former GP surgery and 16th-century manor as part of 168 lots listed by firm Clive Emson.

The woodland is made up of sweet chestnut and oak trees and has gated access.

The boundary for the land on sale has been marked out by wooden posts painted blue.

Auction appraiser Jon Rimmer said: “This is a large parcel of established woodland which measures approximately 9.5 acres, with good access off the A2 and located on the outskirts of Dunkirk village and the city of Canterbury.”

A guide price has been given of £50,000 to £60,000.

Elsewhere in the county, a “large detached former doctors’ surgery” in a town centre is up for grabs for a freehold price of £550,000 to 600,000.

The site in London Road, Sittingbourne, has planning permission for conversion along with a new development behind it for a total of 10 flats.

It is close to local amenities, including the railway station and has good access to the A249.

Mr Rimmer said: “Works to convert the former surgery into three two-bedroom and two one-bedroom flats - which includes two maisonettes - is partially complete.

“It is understood there may be potential to amend the current permission to provide more flats, subject to all necessary consents being obtainable.”

On Sheppey, a property dating back to 1548 – the year after the death of Henry VIII – is going under the hammer.

Warden Manor in Eastchurch features a courtyard with a well and an outbuilding.

Auctioneers have given it a guide price of more than £400,000 and are expecting “a great deal of interest” in the lot.

Mr Rimmer added: “This is an attractive building which has had many uses over the years and is now stripped back ready for refurbishment works with some having already started.

“There may be potential to subdivide the property or refurbish back to one large residential dwelling if all necessary consents are obtainable.”

In Tunbridge Wells, an end-terrace property with some planning permission to be converted into nine flats and two shops is being offered later this month.

The building in Camden Road, which will be of interest to builders and developers, has been priced at more than £520,000.

Auction appraiser Chris Milne said: “The property is located in a busy thoroughfare within easy reach of Tunbridge Wells town centre.

“It is close to various other shops, schools, restaurants, railway station and other amenities.”

Currently, it hosts two shops, an office unit and two self-contained flats at the back.

And, not too far away, in Tonbridge, a “vacant parcel of land” with a barn is going for £340,000.

The 15-acre large site is located on the south side of Whested Road in Five Oak Green.

Meanwhile, for investors, there is a block containing a three-bedroom maisonette and a one-bedroom garden flat in Folkestone.

The property in Canterbury Road includes a back garden it is close to local shops and a fish and chip shop.

The freehold guide price is £150,000-plus.

Auctioner Kevin Gilbert said: “Both elements of this lot are let which brings in £17,100 per annum.

“Clearly this would be of interest to investors and we expect interest in it from them but also possibly from those who would want to change its arrangement.

“Any changes require the necessary consents to be obtainable.”

The next auction by Clive Emson finishes on Thursday, May 1, with bidding live 48 hours beforehand.

It will mark the third auction of eight by the Maidstone-based firm this year.
