FOLKESTONE Invicta surrendered a three goal lead against Bromley at the Buzzlines Stadium on Bank Holiday Monday.
James Dryden put the home side ahead after 22 minutes when he just managed to get a touch on a long Stuart Myall throw in.
Dryden then disposessed Steve Poterill on the edge of the area before beating the advancing Any Walker in the Lilywhites goal.
And Dryden completed his hat-trick seven minutes into the second half when he headed in Myall's cross from the left.
But Bromley gave themselves hope when Fraser Logan pulled a goal back in the 59th minute, but that hope turned to expectation when Nic McDonnell made it 3-2 just two minutes later.
However, it looked as if their efforts would be in vain until Mark Willy rose to head in Allan McLeod's corner in stoppage time.
Bromley had Wade Flacon dismissed for dissent just before the equaliser.
Meanwhile, a crowd of 1,010 at Hartsdown Park watched Margate battle out a goalless draw against Redbridge.
