Former church rectory in Maidstone listed for auction for £1.2m by Clive Emson

The chance to live in a former church rectory has become available – if you have a spare £1 million.

The four-bedroom house in Harrietsham, Maidstone, is one of 134 lots listed for sale by land and property auctioneers Clive Emson.

Known as The Rectory, in Church Road, it also comes with planning permission to build four further homes in its grounds.

Auctioneer Kevin Gilbert said: “This is one of several superb lots in and around Maidstone.

“The Rectory has quite a footprint and permissions mean that four houses can be added to the plot.

“Clearly this will attract developers and investors. The property market remains strong and there is a dearth of available housing.

“Harrietsham is a desirable place to live and was mentioned in the Domesday Book.”

The brick house is in need of some improvement but is up for sale at a freehold price of £1.1 to £1.2 million.

A 15th century property in Bearsted is also up on the market for a freehold price of £680-690,000.

Parts of Fauchons House, in Fauchons Lane, dates back even older but it is now in need of refurbishment and modernisation.

Auctioneer John Stockey said: “This beautiful property has period features and has four large bedrooms.

“It is situated in a lovely village and it might be possible to build in the grounds, as long as all necessary consents are obtainable.”

Another opportunity is a timber building, Orchard House, in Sutton Road, Langley, which has permission to be demolished and a new home put up in its place. It has a freehold guide price of £220-225,000.

One more lot is a 2.14 acre paddock, in Tumblers Hill, Sutton Valence, which once formed part of the Sutton Valence Caste grounds. It has a freehold guide price of £90-95,000.

Homes in Marsham Street, Birch Tree Way and Melville Road in Maidstone and a building in Maidstone Road, Nettlestead, are also looking to go under the hammer.

The sale will be held on Thursday, June 15.
