Industrial units at Eclipse Park, Maidstone near M&S and next to Costa Coffee drive-thru on market

A row of industrial units next to a new Costa Coffee drive-thru have gone on the market.

The four units are being built by Gallagher Properties Limited at Eclipse Park - near M&S just off the M20 at Junction 7 in Maidstone - having been granted planning permission in May.

Sibley Pares is marketing the units with property consultant Phil Hubbard saying: “There’s already been significant interest.”

The two-storey units vary in size from 5,249 sq ft to 7,248 sq ft.

The site will have 37 dedicated parking spaces, four disabled parking spaces and some EV charging points.

They will be sold on a full repairing lease for a term to be negotiated at a rent of £16.50 per sq ft per year.

A condition of the planning permission is that they should not be used between the hours of 11pm and 5am.

The units are expected to be ready next summer.

They are being constructed next to a drive-thru Costa Coffee, which was part of the same planning application.

But while no objections were raised against the industrial units, councillors initially knocked back the coffee shop plans, fearing the business could become the source of litter, pollution and noise and be a “bad neighbour” to residents in a care home 65m away.

However, officers said the applicants had addressed those concerns as far as was reasonably possible, agreeing to erect signs asking customers to turn off their engines when idling, and installing EV charging points to encourage greener travel.
