Emergency services were called to Holborough Lakes near the A228 at Snodland after a body was found.
Police, fire and ambulance went to Holborough Road at 10.15 this morning.
A police spokesman said: "We were called to a location near Holborough Road, Snodland.
"Officers, the South East Coast Ambulance Service and the Kent Fire and Rescue Service attended and a man was confirmed to have died at the scene."
His next of kin have been informed.
The spokesman added: "The death is being treated as non-suspicious. A report will be completed for the coroner."
The body was discovered near Berkeley Homes' new "exclusive" housing development called Holborough Lakes.
Resident Riki George said: "There was a police forensics team there. An alley has been blocked off by police either end."
Police had still taped off Manley Boulevard between the Tarmac building and Ladds Lane at 2pm.
A spokesman for Kent Fire and Rescue said: "Crews were called to assist Kent Police in Snodland at around 10.39am."
