New plan submitted for six homes on land to rear of Taj of Kent Indian restaurant in Marden

A developer has submitted a new housing plan for a site round the back of an Indian restaurant.

The plot consists of part of the car park to the rear Taj of Kent Indian restaurant in Church Green, Marden, and some undeveloped scrubland which already has planning permission for four homes.

It was granted to a previous builder but work has not started on-site.

Now Bridgemore Land and Development has submitted a new plan for four homes which partially alters the previously approved scheme.

It would utilise the space allocated for two of the homes in the previous proposal, while keeping two in the same spot.

The net result being that six homes will now built on the site.

Together the plans would result in the loss of nine of the restaurant’s 13 parking places, but would provide two parking spaces for each of the new homes.

The very first application for development was from Oast Investments Ltd, who applied for permission for six homes but this was refused by Maidstone council

It was argued the layout and scale would result in “harm to the character, appearance and significance” of the Marden Conservation Area, as well as to the Grade II listed buildings, known as the Church Green Cottages, and that this harm was “not considered to be outweighed by any public benefit”.

Oast Investments subsequently succeeded with a reduced scheme for four homes.

The extent of the development site has been slightly enlarged, extending further into the scrubland towards the railway line.

The land is accessed off Church Green going through an arch underneath part of the restaurant.

The transport arrangements align with the previous scheme, providing two parking spaces per unit and a new turning head to facilitate parking.
