A state-of-the-art sport facility is up for sale - to anyone who has upwards of £4.5m in their pocket.
The former Cobtree Sports and Social Club in Station Road, Aylesford, now known as K Sports Cobdown, has been extensively refurbished over the past five years by the current owners Marpaul Ltd.
Set in 28 acres, the sports centre includes floodlit artificial grass football, rugby and hockey pitches, plus four grass pitches.
There is a gym with Technogym equipment, squash courts and a clubhouse which offers a restaurant, sports bar and function room that is used frequently for wedding receptions and the like.
The grounds are attended by hundreds of players each week. As well as the club's own K Sports football, hockey, squash and croquet clubs, it is used as a training facility by Dover Athletic and Ebbsfleet United FCs and by the Saracens Rugby Club.
Although the business is being offered in its entirety as a going concern with the promise that it will be "business as usual for staff and customers during the transition to new ownership," potential new owners are being tempted by the a suggestion from the agent that "There is potential for a new owner to possibly develop certain pockets of the grounds, subject to necessary planning consents being obtained."
Rod Clark, the managing director of Marpaul, said: “It has been extremely satisfying to see Cobdown evolve into the place it is today, with the creation of K Sports and the facilities it now offers."
He said: "With the solid foundations laid, I feel it’s the right time for somebody to take it to the next level as I look to retire.
"I look forward to finding the right buyer to take the business forward.”
The business is being sold through Christie & Co with offers of "over £4.5m" invited.
Christie's spokesman Andrew Moore said: "The sale of K Sports is an exciting and rare opportunity to purchase a substantial freehold sporting facility in the heart of Kent, which is not to be missed."
