Work has began to convert the site of an old Toys R Us.
The plot of land at Horsted Retail Park in Chatham is to be turned into a UFC Gym and a Home Bargains.
Plans for the disused site in Maidstone Road were approved last month.
Toys R Us went into administration last year and the unit has been empty since.
UFC Gym is an American brand of MMA (Mixed Martial Arts) gyms. The branch is expected to have 24-hour access.
The company posted a video on their Facebook page of work starting at the site.

Land owners Royal London subdivided the site after it struggled to get one business to the 3,702 square metre site.
It is hoped the project will create 88 full-time and part-time jobs, with the “majority” available to local residents.
