DIVERSITY is the name of the game at the next auction of Ward & Partners.
Unusual lots include a car breaker’s yard in Lydd-on-Sea with a guide price of £140,000-plus; a doctor’s surgery for conversion in Gillingham guided at £150,000-plus; and a block of garages in Rochester guided at £25,000-£35,000.
Continuing the theme of unusual properties is a building set in about four acres in Jail Lane, Biggin Hill, and guided at £140,00-£160,000.
The site has potential for a number of uses, including perhaps equestrian and further development, subject to all the necessary consents being obtainable.
Add to that just over seven acres of grazing land in Cranbrook guided at £50,000 to £60,000, and an 11-bedroom period home for refurbishment in central Margate guided at £225,000-plus.
One of the stars is a seafront property for renovation in Sandgate, guided at £280,000 to £320,000. Directly facing the sea, this is an atmospheric four storey town house dating back to the 1820s and needing renovation inside.
Once this is complete, the house will include six bedrooms as well as an attic, large front and rear reception rooms, kitchen and dining room. There is a large front garden with sea views.
Also for renovation in a seaside location is a three-bedroom house with garden in Oswald Road, Dover. Just off the London Road, which leads down to the High Street, this end-of-terrace house needs a full update and is guided at £60,000-plus.
Still by the sea, a detached three-bedroom bungalow for improvement is guided at £125,000 to £150,000 in Minster Drive, Herne Bay.
There is a fine opportunity in Canterbury, where a period home for improvement is guided at £120,000-plus. This end-of-terrace home, believed to date from the early 19th century, is in New Street, St Dunstans, an area of Canterbury always in demand, and comes with consent for a single-storey extension.
Another period property that could become an ideal home with a little TLC is Pear Tree Cottage, Sandwich Road, Eastry, near Sandwich. It would benefit from further from modernisation. Guided at £225,000 to £250,000, it includes two bedrooms plus a further bedroom/study, attractive gardens with patios and pond, and a studio workshop, divided into two rooms with power and water.
Number 6 Naval Terrace, Sheerness, is a Grade II listed town house, part of a row of Georgian town houses built in 1826 as an addition to Royal Naval Dockyard, designed and built by Sir John Rennie. Naval Terrace has the last terrace of Georgian coach houses in the country at its rear.
These were built originally to house the most senior officers in the Dockyard. The town house offers generous accommodation over four floors. Guide price £210,000-plus.
The auction takes place at the Ramada Hotel, Hollingbourne, on July 26. Call the catalogue hotline on 0906 558 1288 or for more details 01622 859999.
