Buyers must research and ask right questions

WHEN you are viewing properties don’t be scared of asking the seller any questions about the property.

If the owner is not around and your estate agent is showing you around then direct your questions to them and ask them to find out from the seller. Some of your answers will appear on the estate agent’s details.

You need to do your research on the property and the location before deciding if you want to take a second look.

Here are some questions that might help you get started. There may be many more that you can think of.

* Why are you moving?

* How long has it been on the market?

* Are you in a chain?

* How much are your average heating bills?

* How much are your average gas and electricity bills?

* How much is the council tax?

* How much ground rent/service charges do you pay?

* What are the neighbours like?

* What sort of house security is there - burglar alarm, security locks etc?

* Have you ever been burgled?

* Have you made any structural improvements? If so, do you have the relevant warranties?

* What are the local schools like?

* Is it in a neighbourhood watch area?

* What are the public transport links like?

If you are moving up the property ladder and are looking for a larger home then it is vital that you take into account the extra costs that you will incur through heating, council tax, house insurance as these items will affect your monthly spending. If in any doubt then seek advice before committing yourself.
