Farm on a mellow brick road to saleroom stardom

A 16th century home in mellow brick set in 1.5 acres of Kent countryside is one of the star attractions at the next Ward and Partners sale.

The partially-renovated Yew Tree Farm near Staplehurst (Lot 26) has period features including exposed beams and includes lounge and breakfast room, adjoining workshop, extensive gardens, and paddock.

The farm in Clapper Lane, has a guide price of £400,000-plus. Adjoining is a new barn on two levels, with gable roof, dormer window and arched doorway (lot 27). Set in two paddocks with additional land, in all extending to more than five acres, this is guided at £100,000-plus.

Another rural locality is the site of lot 10, a large chalet bungalow for improvement in 5.5 acres in Seed Road, Doddington. Woodbank, surrounded by unspoilt countryside, offers accommodation including four reception rooms and two kitchens, as well as numerous outbuildings including stables, and a double garage. The guide price is £350,000 to £400,000.

Another unusual opportunity is formed by two Victorian properties in Millfield, Folkestone (Lots 34 and 35). A former nursery school, they are ideal for conversion to apartments.

Centrally located, the houses are near to the railway station and all the amenities of the town centre. The combined guide price is £425,000 to £475,000; or £210,000 to £230,000, and £220,000 to £240,000 respectively if sold separately.

A two-bedroom flat with sea views in Margate (Lot 1) provides an investment opportunity, with rental prospects of £4,160 a year. The flat in Arlington House, All Saints Avenue, is guided at £37,000-plus.

The Ward & Partners auction is on Wednesday, May 24 at noon, at the Ramada Jarvis Hotel, Hollingbourne, near Maidstone.
