HOME owners thinking of putting their property on the market can improve their chances of a quicker sale if they get to work on their house and garden now, says a Kent estate agent. A well groomed garden will increase viewing rates which can result in a faster sale, says Ian Walker of Page & Wells.
Mr Walker said: "It is amazing the difference that a few simple details can have on the overall appeal of a home. A neatly trimmed hedge, a newly cut lawn, hanging baskets and a freshly painted front door can all entice more potential buyers to view a home."
According to a survey conducted by Home Sale Network, the largest network of independent estate agents in the UK, of which Mr Walker is a member, first impressions are crucial to selling property so people should get their green fingers busy now, as well as concentrating on general home improvements.
To avoid the risk of potential buyers driving by without stopping, it is important for owners to be aware of the power of appearances and focus on the things that matter most.
The estate agents surveyed recommended the top five ways to improve a home's garden in order to increase the saleability of a property. A conservatory was recommended as the most desirable feature.
A patio and decking were rated as the second and third most sought-after additions. In fourth place the ever-popular water feature, such as a fountain or small pond. The fifth most popular feature was a gazebo or pergola. Other features guaranteed to catch the eye of potential buyers included fencing for privacy, a shed, a greenhouse and a swimming pool for hot summer days.
