OVERALL house prices rose last year, according to Knight Frank. Despite a hiatus in activity following September 11, properties are now selling again, particularly at the lower end of the market which deals in properties under £1m.

However, the less confident market of the last few months has resulted in buyers being more cautious and selective.

A review of 2001 in brief, according to Knight Frank:

* Country house prices - up five per cent overall.

* London prices - up 9.8 per cent overall.

* Rents (London) - up five to six per cent but now falling back because of weakness in demand.

* Rents (Country) - up three per cent rising more away from London's suburban counties.

* International - up by 20 per cent in Spain and by 10 per cent to 15 per cent in Italy and France.

BBG Surveyors is offering advice on how to guard against buying a property that is susceptible to flooding.

* Simply ask the question, Has it ever been flooded? The law requires transparency on this issue. The sellers' solicitor must give an honest answer.

* Do some research. Central Government and local authorities have specialist sections that give advice about flooding.

* If there is a risk of flooding, but youÕre still looking to proceed with the sale, it is advisable to have a detailed survey done on the property.

* Choose a qualified surveyor who has good local knowledge.
