A large freehold site in an area hugely popular with artists in Margate’s town centre will be going under the hammer with Clive Emson Land and Property Auctioneers on Wednesday 13 December.
With a guide price of £600,000, the desirable Sopers Yard property on King Street had been granted Outline Planning Permission by Thanet District Council back in 2013 for a mixed use development of live-workspace including 25 artists apartments, artist's studio space with gallery, café and community/meeting facilities.
The site is also adjacent to the Old Town and a short distance from the seafront and Turner Contemporary Gallery - making it an ideal location for the local art community.
The proposed accommodation did include:
Ground Floor: Gallery/artist studios, workshops/artist studios, café, ladies, gents and disabled W.Cs., two bin stores and store
Basement: Plant room/store.
First Floor: Eleven apartments with their own kitchen and shower room with W.C.
Outside: External roof garden.
Second Floor: Six studio apartments with their own kitchen and shower room with W.C., five further studios with their own kitchen and shower room and W.C. together with mezzanine level accommodation.
Third Floor: Six apartments with their own kitchen and shower room with W.C.
Meanwhile, there were plenty of eye-catching properties sold at the penultimate online auction of the year by Clive Emson Land and Property Auctioneers in November; including a former care home in Molash and a former Baptist Chapel in Ryarsh.
The Northdown Residential Care home on Canterbury Road in Molash was sold to a bidder for £708,700. The property had planning for seven flats and boasted grounds extending to 3.03 hectares.
The former care home - which had been granted Planning Permission by Ashford Borough Council in August this year - comprises a detached two-storey building with single-storey extension and a detached chalet bungalow, together with various outbuildings/garage, all in need of total refurbishment and repair.
A detached former Baptist Chapel with potential in the popular village of Ryarsh was also sold and is considered by property experts to have potential for a variety of future uses.
The property, which is located in the district of Tonbridge and Malling and sold for £170,000, is subject to all necessary consents being obtainable.
Other sales included an end-terrace investment on Faversham Road in the Kennington area of Ashford that sold for £256,500 with the entire property comprising a ground floor shop (currently trading as Kennington Barbers) and a three-bedroom maisonette with separate access to the rear.
The entire property is let under the terms of a 10-year lease from April 2018.
Elsewhere, a large semi-detached period property located in the village of Chestfield, close to Whitstable, sold for £450,000 and a well presented one-bedroom apartment at Queripel Close in Tunbridge Wells sold for £140,000.
