A developer has unveiled plans for a clutch of new homes in New Romney.
Ashford-based RDA Architects on behalf of Pentland Homes has triggered a bid to build nine homes behind the pumping station, Rolfe Lane, in New Romney.
If Folkestone and Hythe District Council (FHDC) approves the bid Pentland can transform the 2,515 square metres of flat roadside green into terrace housing with an 18 space car park.
In its Design and Access statement, available on the council’s website the developer says: “The proposal is for three short terraces of three dwellings making a total of nine dwellings.
“Two car parking spaces have been provided per dwelling generally above the minimum required parking standards making a total of 18 spaces plus appropriate visitors spaces.”
Should the bid be successful the existing field access off Rolfe Lane will become redundant.
A new driveway is already provided to the western corner of the site, adjacent to where the developer has built a similar estate, the design statement adds.
“The majority of the house types proposed within this development are also used within the adjacent development by the same applicant.
“They are also all two storeys and therefore it is reasoned that they are already established as a suitable and acceptable standard,” the document says.
A consultation into the proposals is underway.
The developer’s latest plans to expand the town to the west have so far garnered support from the Environment Agency (EA).
EA Planning specialist Jennifer Wilson, said in a letter on the district council’s website: “The development benefits from sea defences to the east of the site and is not at risk in a one in 200 year breach scenario.”
The breach is referring to a particularly hazardous flood.
“Considering this, we have no objection providing the following conditions are secured,” the letter continues.
They include a number of flood resilient design measures.
Some 25 residents in Rolfe Lane have been notified about the proposals this month.
Meanwhile, other residents are invited to show their support or objections over the proposals via the council’s planning portal.
