Borough Green could see 41 new homes built on former Geographers' A-Z Map Company Ltd site

Dozens of homes could be built on the site of the former Geographers' A-Z Map Company Ltd site in Borough Green.
If planning application is approved, Fenham Homes would demolish the existing office blocks in Fairfield Road, and build 41 new properties.
The development would incorporate a wide range of properties in terms of size, type and design of which 39% is set to be affordable housing.
The private sale homes would be two, three, four and five bedroom houses, while the affordable would comprise two bedroom apartments and three bedroom houses.
Developers say the proposal would help towards meeting the shortages of new housing in the area, whilst providing a viable future for the site.
Property designs have been created in line with Tonbridge and Malling Borough Council’s policies and guidance and following discussions with the local planning authority proposals were amended to include brick screen walls where gardens abut public areas.
The scheme would provide at least 86 garages and parking spaces, compared with the local authority requirement of 76.
Housing bosses say the materials and detailing have been chosen to compliment and co-ordinate with the features and style of the surrounding village.
They also believe that the sites location will reduce car emissions and would not contribute to congestion as local amenities and public transport services are in close proximity.
Designs aim to utilise brick and tile hung elevations, with some boarding, to reflect its use in the area.
Plans were presented to the public at an open exhibition in July at the A-Z office. It was attended by over 60 people and also addressed the parish council.
The Local Planning Authority advised that subject to suitable marketing of the site, they may consider a residential development to be appropriate, advised that they would require supporting information to address concerns about air quality, archaeology, flood
risk and drainage.
In the design and access report provided by DHA Architecture Ltd it states: "The scheme has developed through Stakeholder Engagement, particularly with regard to the design and layout of the site.
"As such Tonbridge and Malling Borough Council have confirmed that the proposed layout is considered to be, in general, a satisfactory response to the constraints of the site."
The application is currently pending consideration by Tonbridge and Malling Borough Council.
