Sevenoaks is the place to be if you're a property millionaire.
That's according to new research, which reveals the town is in the top five for the number of million-pounds properties in the country outside London.
A staggering 5,416 homes are valued at more than £1 million in the town, which ranks it as fourth highest in the country outside the capital.
Research from Zoopla reveals almost a fifth (19%) of the area's total housing stock is valued at more than £1million.
It also means the current average value of a home in the district is £693,477.
In the list Guildford comes out on top with 5,889 homes worth over £1 million, then Cambridge with 5,530 and Reading with 5,421.
Spokesman for Zoopla, Lawrence Hall, said: "Whilst there might be a greater number of £1m plus properties than ever before, the data shows that they still only represent a small fraction of all UK housing stock."
Sales manager at Sevenoaks-based Ibbett Mosely Estate Agent, James Baring, said: "Our cheapest flat in Sevenoaks is a two bedroom flat in The Acorns, Bradbourne Park Road, for £195,000.
"This is actually a flat for those that are over 60 years old but as a significant proportion of the Sevenoaks population is of this age there is a great demand for these flats."
Mr Baring also explained why the well-off are drawn to the town.
He said: "The two biggest factors for millionaires being attracted to Sevenoaks are firstly its main line station with routes to Cannon Street taking from 35 minutes.
"The second biggest factor is the plethora of the finest schooling from kindergarten to university entrance level.
"Sevenoaks boasts a wide range of sophisticated shops and restaurants and there is an abundance of parkland for walks and relaxation.
"Having an expensive taste in super cars myself, I think the fact Sevenoaks sports its own dealership in Lamborghini, Bentley and Aston Martin speaks volumes about the wealth of residents in the area and if you have a few £100,000 to spare after buying your dream home here you can always pop across the road for a test drive."
Three properties are currently up for sale in Sevenoaks for more than £1million with Strutt and Parker.
The most expensive is worth £1,495,000 on The Rise. The detached home has 0.24 acres, is described as 'modern' and has off-street parking.
The others, one valued at £1,300,000 in Woodside Road and the other at Crownfields valued at £1,295,000, are both detached houses with gardens.
