A crematorium in a Kent village has been put on the market.
The Garden of England Crematorium in Sheppey Way, Bobbing, near Sittingbourne, which was the first in Swale, is up for sale with a guide price of £2.25 million.
Estate agents George Webb Finn, based in Sittingbourne’s Park Road, said they were “delighted to offer for sale a rare investment opportunity”.
According to the listing: “The property extends to approximately 12.25 hectares (30.27 acres) and is subject to a lease in favour of The London Cremation Company for a term of 99 years from August 3, 2000.
“The tenant has the option to renew the lease prior to the end of the contractual term for a further 60 years.
“The current rent payable is £42,355 per year and was last reviewed with effect from April 7, 2020. The rent is reviewed in accordance with the Retail Prices Index every five years. The next rent review is due on April 7, 2025.”
It added: “The property has planning consent for crematorium and cemetery including green burials. The planning consent is dated April 14, 1999.
“Under the lease, an additional rent of 10 per cent is payable in respect of gross fees received for conventional and/or green burials.
“The property includes approximately 6.25 hectares (15 acres) of land with planning consent for burials. The tenant has not yet implemented burials at this property at this current time.”
The sale has been described as a ground rent investment opportunity, which means the site is expected to continue as a crematorium.
The London Cremation Company was formed in 1902. It is Britain’s oldest independent cremation authority: its ultimate parent is the Cremation Society of Great Britain, based in Albion Place, Maidstone.
