A developer wants to build up to 42 homes, nearly two years after a previous application was refused at the same spot.

E H Nicholls Holdings Ltd applied for the development at Pheasant Farm, Sheppey Way, after its previous application for 51 houses in 2020 was rejected on the basis of heritage and landscape issues.

If approved, the site off of Bramblefield Lane, West of Iwade Bypass, would contain 25 market houses and 17 affordable homes.

The site has been continuously used for outside storage and offices for more than 25 years.

Multiple potential sources of contamination were identified there as a result of a research report in 2015 which looked at possible hazards, including potential contaminants in crushed ceramic gravel, potential asbestos in fly-tipped materials and fire damage debris in and around the remains of a portable building.

The potential for leaching was also found from compost or soil heaps stored on site.

Last year, councillors gave the green light to 1,200 new homes on the outskirts of Sittingbourne, including 91 homes at Pheasant Farm with a country park, children's play area, and acoustic barrier to reduce A249 traffic noise.
