Luxury homes on abandoned Laleham Gap School site in Broadstairs approved

Developers have been given the green light to build 10 luxury clifftop homes on the site of an abandoned school.

Laleham Gap’s former premises in Broadstairs have sat empty since the school moved to its new Ramsgate site in 2016.

Structural engineers say the old building is in a state of “extensive dilapidation” and its demolition and replacement with new buildings is considered more suitable.

It was sold off by Kent County Council earlier this year.

GSE Broadstairs will construct 10 contemporary houses up to three storeys high.

Nine will be four-beds and there will be one three-bed.

Planning documents submitted on behalf of the developers back in January state: “Each of the dwellings is to be set apart from one another within generous plots to allow for landscape features between each, fostering the existing appearance of a green site.

“We consider the proposals presented to avoid any perceived impact on neighbouring dwellings or plots, and will blend well with the scale, massing and appearance of the context.

“We have also attempted to offer an exciting set of well-designed homes that will meet with the expectations associated with such a prominent and important site.”

All the homes in South Cliff Parade will have parking for three cars, and three will have clear views of the Channel.

The documents add: “Through the establishment of shared goals and guiding principles a scheme that respects the wider context and embraces the importance of arboricultural and ecological conservation before maximising footprints we have achieved a scheme that will deliver an excellent addition to the sea frontage.”

Amenity group the Broadstairs Society supported the application, saying: “The development should be approved.”

The plans were waved through by Thanet District Council earlier this week.
