A "prestigious" historic business centre is on the market with a guide price of £2m to £2.2m.
Agents say the Grade II-listed St Augustine's business centre in Westgate-on-Sea is a "large and attractive property".
The building, which dates back to the Victorian era, is being auctioned by Clive Emson on Thursday, May 4.
Jon Rimmer, auction appraiser, said: "This is a large and attractive property that we believe dates from the very end of the Victorian period.
"The business centre occupies three floors.
"The upper parts provide 27 licensed offices of varying sizes and eight single-person pods.
"There is parking as well as unused parts – 20 empty rooms - that could add to the rental income.
"Other income comes from virtual tenants who rent the prestigious address and local phone number.
"Clearly investors will be looking at this property which will be sold on a 999-year lease."
St Augustine's was built between 1905 and 1915 as a convent, church, school and presbytery.
Four flats and a one-bedroom house in Thanet will also go under the hammer at the auction.
